Although we prefer houses that fit the criteria above, we will consider properties in other areas with high growth and/or appreciation, or any deal with $40,000 or more in equity.
Exit Strategies:
For properties in need of major or extensive repairs, our primary exit strategy is to wholesale to a rehabber. If a property only needs minor cosmetic repairs, we may use our contractor to do the work and then sell below market value to an investor or retail buyer. With very few exceptions, we are not looking to hold any property.
Funding:
We use private funding for all transactions to improve speed and simplicity. Proof of funds can be provided upon request.
